How It Works

Two motions. One goal: your unit leased to a verified tenant.

Goodram runs a simple system with two motions working at the same time. We screen and verify tenants continuously, and we match them with landlords whose units fit. There is no placement fee on either side — our only revenue is the ongoing management of the property.

Motion one: the match

Tenants come to us looking for a home. We confirm exactly what they need — areas, budget, bedrooms, move-in date, pets, parking and deal-breakers — then verify them properly: credit and employment verification through SingleKey (paid by the tenant, roughly $30–45), reference calls to previous landlords made by our staff, and a clear one-page summary of the result. When a landlord’s vacant unit fits a verified tenant, we introduce the two — for free. The tenant’s identity stays private until the landlord confirms interest.

Motion two: the bench

Not every landlord says yes on the first introduction, and that’s fine. Landlords who decline join our bench: once a month — never more — we send something useful, like local rent comparables, an analysis of why units sit vacant, regulation updates that affect Ontario landlords, or an anonymized case study of a recent placement. No pressure, no sales calls. When the timing is right, they come back.

What this looks like for a landlord

1. You hear from us with a specific, verified tenant summary that fits your vacant unit — identity redacted.
2. If you’re interested, we arrange the viewing and share the full verification package.
3. You decide. There is no charge for the introduction, whether or not you proceed.
4. If you’d like the property managed, our fee is 8% of monthly rent plus HST, on a 12-month initial term.

Our four non-negotiables

• No placement fees, ever. Placement is free for landlords and tenants. Management is our only revenue.
• We are not your leasing agent. We introduce and verify. Decisions are yours.
• We guarantee the screening, not the tenant. Our process is thorough, documented and consistent — but no honest company can guarantee a human being.
• Tenant privacy comes first. Identity is shared only after a landlord confirms interest.
